With Amazon’s Entertainment and Advertising groups announcing their deal to lease more than 280,000 SF of Culver Studios, this neighborhood will continue to rise in popularity.
Read for details on the neighborhood, and this week’s viewings, which include:
-Cute 2br/2ba condo under $575k;
-Nice sized single family with lots of potential for under $1.4M;
-Almost new, large 5 bedroom home with green features for under $2M;
-Just right 3br single family home with solar panels for under $1.3M.
On Tuesdays in Los Angeles, real estate brokers hold open houses for other agents to preview their listings. Generally, these are scheduled prior to any public open houses for buyers. This week- CULVER CITY! Congrats to Amazon for winning the lease to Culver Studios, an iconic and huge property in Culver City. Amazon will be filling that space with the next generation of potential Culver City property owners. Already sought after due to its good school district, hip restaurants and shops, expect even more demand as Silicon Beach expands. So, I left the Marina, taking the 90 (or as I call it, the road to Target), and scoped out the latest listings for you.
Without further ado, here’s what I saw this week:
Ready to buy your first condo?
In a major condo complex with several hundred units, securely gated with lots of amenities, including pools, Jacuzzi, a gym, and a lake complete with lots of ducks, there are several 2 br/2ba condos priced between $500k- $575k. The unit I previewed was at the higher end of that price range, but had some nice upgrades. On the other hand, it was on the first floor. The complex itself is pretty dated, but buy now because it is due for an update and the association has a few million dollars in reserves. Don’t wait until the complex has already been redone, Culver City becomes even more popular, and prices go up further. This is a great opportunity to get into the real estate market, and have a nice place to live.
Possibilities
Everyone tells me they are looking for a good deal, and willing to do some work. Let’s see if you step up when the opportunity arises. Here is a 2000 SF home- quite charming now, especially for a 1930s-built home. Here’s the catch- it only has 2 bedrooms, despite having room aplenty for a third. There is a formal living room plus a family room- bring your architect and designer, convert the formal living room (face it, Oprah is never coming to visit), and have the extra bedroom for that unexpected second kid or your out of town guests or your home office. Modernize the home as you see fit to your own custom taste, and you’ll have a great house and even better investment, well priced under $1.4M. Call me if you would like to check it out.
Looking for a big house on a budget of under $2M?
It’s tough, I know, and what we call a first world problem. There are many houses on the Westside that may fit that bill, but this approx. 3000 SF home is especially large for the area it’s in. The Sellers built the home only 2 years ago, and did a beautiful job. It’s got some excellent green features that are not being highlighted- especially the solar panels (which are leased and you need to make monthly payments) but bring your electric bill down to less than $50/mo, and reduce your carbon footprint. I do think the price needs to come down a bit, because it is very close to the freeway, and you do hear it with the windows open and in the backyard. Plus, there were a couple of unfinished projects that I take points off for.

What can I say? Traditional 3br/2ba home in Culver City. Built in the 1950s it’s had some upgrades. Always alert to green features, this home has solar panels, but again, there was not much information provided about them. Similar homes have sold for around this price and even up to $1.5M with an easy remodel- priced under $1.3M, this home is in good shape. You can make it even more modern to your style, flip it to an Amazon exec, or if you are an Amazon exec, just buy this and enjoy it before someone puts a coat of paint on it and sells it to you for much more next year.
